Contact Manager SOLUTION: You probably already have it!
Having an efficient Contact Manager is IMPERATIVE to managing your office, especially when you are in Sales! Outlook 2007 with Business Contact Manager seems to be the most efficient by far!
I have had some issues with the size of my .pst file (1400 contacts), but overall it is BETTER than some others I have tried. I am always in search of the Software that will SAVE ME TIME that I would rather spend SELLING!
I have tried Top Producer (2.5 years), Agent Office (never worked right and LOST a LOT of data), Respond (Never worked right for more than a couple of days and spent 50+ hours on phone with Tech Support).
It turns out that Outlook 2007 with BCM was always there, along with Word and Excel (Office Pro 2007)!
I had no idea that it LINKS emails to contacts and you can EXPORT that .pst file (if you have all emails saved to a folder relating to a SALE) to your Windows file that contains all your contracts, etc. and then BURN that file to a disk every year INSTEAD of keeping file boxes in the garage!
Every email you get can be flagged for FOLLOW UP as you read it.
You can even set up categories for Buyers A+B+C, Sellers, Office Maintenance, Networking, etc.
You can even set up rules that MOVE the email to the client's folder, later to be exported! That SAVES TIME!
NOW I have time to catch up with all the Buyer Leads for the Space Coast of Florida!

Florida Governor Charlie Crist, just TODAY, signed the budget bill (SB 2600) that lays out how the state will spend its $65.6 billion in the fiscal year that starts July 1.
$30.1 million for the Florida Homebuyer Opportunity Program, which helps with down payments.
What does this mean for you?
You can buy a house NOW while the market is “down” and houses are still truly affordable.
STEP 1: Apply for assistance through Local Housing Administration (details to follow)

STEP 3: Use the $$$ for the down payment at closing AFTER 07/01/09
STEP 4: File Taxes at year-end

Loan Modifications - Obama's NEW Plan?
Looks like it is more of the same rules....MUST be homesteaded and make enough $$ to support the payment. It outrages me that the Federal government can spend almost $800B "bailing out" the banks, but the banks have NO INCENTIVE to help homeowners save their homes! Currently, MOST BANKS are offering reduced interest rates, but when they add 15 years to the mortgage (to make it 40 years when only 25 were left), homeowners are actually on the hook for MORE $$! Not to mention that the interest rate is ADJUSTABLE in 3-5 years AND that now homeowners are FORCED to stay in their homes for another 10-20 years in order to pay off the current principal balance (inflated from 2005-2007), or be required to Short Sale at that time. How is this helping homeowners exactly? Isn't it merely prolonging the problem thereby dragging out our "recession"?
